My name is Paula Janson.
I grew up in Amsterdam, but my international ambitions and love for other cultures eventually brought me permanently to Marbella, where both my home and my business are now based.

Can I get a mortgage in Spain?
Yes, Spanish banks do provide mortgages to non-residents, although the terms may differ from what many buyers from other countries are used to. For urban properties, known as “urbano” homes, a Spanish bank typically finances up to around 70% of the property value. For rural properties (“rústica”), these percentages are usually lower. To make the process completely hassle-free for our clients, we work with a specialized mortgage advisor. He collects all the necessary documents, compares options from multiple banks, and negotiates to secure the best possible offer for your individual situation.
What additional costs should I expect?
When buying a property in Spain, you should budget for approximately 10–13% in extra costs on top of the purchase price. These costs include taxes associated with the type of property: for resale properties, you pay 7% transfer tax, while for new-build properties, 10% VAT applies, plus 1.2–1.5% in stamp duty. In addition, there are notary and registration fees, which together average around 1%, as well as legal fees of about 1%. In most cases, buyers do not pay real estate agent fees, as these are typically included in the sale price and covered by the seller. If you choose to finance the purchase, additional costs may arise for services such as property appraisal and administrative handling of the mortgage.

The Spanish property market, particularly the Costa del Sol, remains a highly attractive option for investors today. This is due to a unique combination of factors: international demand continues to rise year after year, while the available supply in popular areas remains structurally limited. At the same time, there is a strong and stable rental market, both for short-term vacation rentals and long-term leases, resulting in attractive and predictable returns. Furthermore, average property prices in the region have been on an upward trend for over a decade, supported by a solid economy, a desirable climate, and a broad international community. There are also several tax benefits for non-residents. Taken together, these factors make the Costa del Sol one of the most future-proof property markets in Europe.
